訂明乙方不得分租或轉租與別人。除所租用之樓宇單位外,其他地方不得佔用。租約期滿,住客如若繼續租貨或退租,須於1個月之前,以書面通知(續 租則另訂新約,方生效力)。


該樓之租金,必須在每月租期之首星期內(每月15日之前繳納,不得藉拖欠。如過期十天乙方仍未能將租金交予甲方,或乙方不履行合約內任何條 件,則甲方有合法之權利將此合約終止,另租與別人,並追收欠租。


乙方遷出時,必須在租期內將全部搬走,以清手續。倘若乙方藉故不交門、或留下破舊箱櫃等物不予搬走、故意阻延時間,在乙方遷出後三天以內 仍不來取,作為放棄權利論。甲方有權不經警方、不經租務法庭等手續,而協同 一、二名見證人將該物出售,另行轉租:所賣之款作為彌補欠租;如有不足之數, 乙方仍須負責,不得異議。


乙方無須交付建築費及項手費與甲方,但乙方須交1個月租金之按金即港幣$11,000 元正與甲方(需入數紙為憑)。當乙方遷出時,甲方須無息將該款交還 與乙方,取回收條。倘若乙方在租金或其他一切雜費未付清時,甲方可從該項按 金內扣除。


Target Language (English):


The Tenant shall not sublet or transfer the tenancy to any other persons nor occupy areas other than the premises rented. The Tenant shall notify the Landlord in writing one month prior to the expiry date of the Term of its intention to continue to rent or not. The extended tenancy shall be valid only on entering into a new tenancy agreement.


The Rent of the Premises must be paid within the first week (before the 15th of each month) of each tenancy month without delay or excuse. If the Tenant fails to pay the Rent to the Landlord after 10 days from the due date, or if the Tenant fails to perform any of the terms and conditions herein mention and contained in this agreement, then the Landlord shall have the right to terminate this agreement and let the Premise to other people, and claim for recovery of rental outstanding.


When the Tenancy moves out, he must move out all furniture completely before the expiration of the tenancy to complete the procedure. If the Tenancy, on purpose, fails to return the key(s) to the door or leaves behind worn-out cabinet(s), belongings, etc, so as to deliberately cause a delay; then the Landlord will be regarded as having abandoned his right to the property left behind three days after his moving out without taking the left property.


The Landlord shall, not through police station or Lands Tribunal, have the right to sell the belongings in the presence of 1 or 2 witnesses and to let the Premises to others. Should the proceeds from the sale be insufficient to remedy the arrears of rent, the Tenant must still be liable without objection.


The Tenant shall not pay the construction fee and premium to the Landlord; However, the Tenant shall pay to the Landlord 1 month rent deposit in the amount of Hong Kong Dollar 11,000 only (the original copy of the bank-in slip should be presented for reference). The Landlord shall refund to the Tenant the entire deposit interest-free and retrieve the deposit receipt when the Tenant moves out.
